The ROC reviewed Encore’s estate management performance and proposed improvements, including closer oversight, clearer repair updates and monthly reporting, with possible retendering if progress is insufficient. Members discussed CCTV footage delays, security communications, concierge training and clearer keyholding guidance. Landscaping discussions covered SJM’s performance, maintenance standards, replacement trees, more drought-resistant planting and unresolved responsibility for plant losses. Other topics included signage, road access, short-term letting, estate regulations and maintenance concerns involving gates, bin stores, the parking pergola and a problem with the Steuart House fire exit.
